One of the most common questions we hear from first-time buyers at Way Housing is some version of the same thing: "the flat is priced at this much — so what will I actually pay at the registry office?" The honest answer is that registration adds a real, and often underestimated, cost on top of the sale price. Knowing roughly what to expect keeps that final week of paperwork from becoming a financial surprise.
When you buy a flat in Bangladesh, the ownership transfer isn't complete until the sale deed is registered at the local Sub-Registry Office. That process carries several separate government charges, not one flat fee. Understanding each piece makes the total far less confusing.
As a general rule of thumb, buyers in Bangladesh should budget somewhere in the range of 6–8% of the property's registered value for the full bundle of stamp duty, registration fee, and other government charges combined — though the exact figure depends on the deed value, the district, and whether any rate revisions have taken effect since this was written. Because these rates are set by government notification and do change from time to time, always confirm the current figures with your sub-registry office or a property lawyer before you finalize your budget.
Every area has a government-set minimum valuation (often called the mouza rate) that the sub-registry uses as a floor for calculating duty, even if your actual purchase price is different. In practice, this means two flats of a similar size can carry different registration costs simply because they sit in different mouzas or wards. It's worth asking your developer or lawyer what valuation your specific unit will be registered against, rather than assuming it will match the sale agreement figure exactly.
A flat's advertised price and its true landed cost are two different numbers. Registration, mutation, and utility connection charges sit between them — plan for all three, not just the first.
Every Way Housing project comes with a clear, verified chain of ownership and an approved plan, which keeps the registration process straightforward rather than something that drags on for months. Our sales team walks every buyer through the expected registration cost for their specific unit before signing, so there are no surprises at the finish line.
If you're evaluating a flat in one of our ongoing or upcoming projects and want a clear picture of the total cost — not just the sale price — reach out to our team and we'll walk you through it.
