A surprising number of buyers assume that once their sale deed is registered, ownership is fully settled. It isn't — not completely. Registration transfers legal title between you and the seller. A separate process, mutation (commonly called namjari), is what updates the government's own land records to reflect that you're now the owner. Skip it, and the official khatian can still show the previous owner's name indefinitely.
Mutation doesn't feel urgent the way registration does, because nothing stops you from moving in without it. The consequences show up later: when you try to sell the flat and the buyer's lawyer finds a mismatch between your deed and the khatian, when you apply for a loan against the property and the bank wants matching records, or when the property passes to your heirs and the chain of ownership on paper doesn't match reality. All three situations are far more stressful to untangle after the fact than the mutation process itself.
A straightforward case, filed through the online system with clean documentation, is often completed in around a month. Cases involving boundary disagreements, missing paperwork, or an unclear ownership chain can take considerably longer — sometimes several months — so it pays to have your documents in order before you file.
Registration proves you bought it. Mutation proves the government agrees. You want both.
Government fees for mutation are modest on their own — covering the application, notice, and record-correction charges — but total cost rises if you engage an agent or lawyer to manage the paperwork on your behalf, which many buyers do simply to save time. Either way, it's a fraction of what registration itself costs, and far cheaper than resolving a records mismatch years down the line.
We guide every buyer through mutation as a standard part of the handover process, rather than leaving it as an afterthought once the keys change hands. A flat isn't fully yours — on paper, where it counts — until this step is done.
